Estate Strategies Credible, relevant and focussed

SHP’s philosophy is that an organisation’s Estate Strategies needs to not only have credibility with the Estates Director, but also be relevant to the Executive Team and focussed on the clinical needs and the Trust. We achieve this through:

Realism around capital requirements and availability and the necessity to control site developments; Engagement with clinical teams translating their key issues and plans into demonstrable estate concepts; Connection with business plans and relevant priorities and realism around strategic uncertainty.

Our experience is that this approach places the estate at the heart of trust strategic business planning; exceeds the tick box requirement of the centre; and makes a compelling case for securing medium term capital. Our extra attention to service planning matters, intuitive understanding of current clinical agendas, presentation of information at the right level of technical detail for the audience, generates positive and realistic expectations for the future.

Estate Strategies have always been about the future requirement for buildings based on service strategies, the physicality of buildings, overall asset management and potential rationalisation. Whilst these remain relevant in today’s NHS, the focus of these issues is changing significantly.

SHP recognises that NHS organisations now operate within a new and evolving environment of a healthcare market place, commissioner led service models, patient choice, ever increasing clinical standards and constrained access to affordable capital. This paradigm shift places estates issues at the centre of mainstream business planning and therefore places different priorities on Estate and Capital investment planning.

Estate Strategies

Whilst these traditional areas of Estate review and performance need to be addressed within a strategy the focus is now on service change and accommodating the uncertainty that currently prevails. The diagram below summarises the influences on Estate Strategies based on an ‘old world’ and ‘new world’ comparison and illustrates SHP’s approach to Estate Strategy development.
